What curative title work means

Curative title work means resolving ownership or record problems that prevent a sale from moving forward. The right work depends on the facts and the title company’s requirements.

Start with the title commitment

If a title company has already reviewed the property, ask for its written requirements and the current title commitment. Bring those to the conversation. A document that lists concerns is more useful than a general description that the title is “bad.”

Identify who needs to act

Evaluate the purchase after the obstacle is understood
